Traditionally, spring is the ideal time to put a property up for let. Gardens are usually looking good and the evenings lengthen while 2020 should see the recent gloom of the election and Brexit behind us.

Checkatrade recently conducted nationwide research to gauge what UK homeowners are thinking about the current property market. The majority (68%) of homeowners are expecting to be staying put for the next year at least. Some 51% are considering carrying out renovations to their property.

This led Checkatrade to ask property exerts to suggest which home renovations would be most likely to help sell a home. The message was loud and clear.

Renovate the kitchen and bathroom.

Although the research was done with homeowners, the message is equally applicable to the lettings market. For instance, tenants will often look to negotiate the rental of a property down if the bathroom or kitchen looks tired and out of date.

This being the case, it makes absolute sense for the landlord to grasp the nettle and have the work done before putting the property on the market. Having said that, the experts added that any such renovations should be to a reasonably high specification.

So if you are thinking of renting a property in the New Year it pays to make sure your kitchen and bathroom are looking their best.

Finally I’d like to wish all our current and future landlords and tenants a Merry Christmas and a Happy New Year!
