PLUMBING / GAS BOILER BREAKDOWN

If you find yourself with a water leak the first thing to do is turn off your mains water supply at the tap (location is shown on your inventory) and contain the water as much as possible, for example, using towels etc.

DOOR LOCK ISSUES

If you have lost your keys/the lock does not work and you need access and can not wait until the office is open then you may contact a locksmith to assist you in entering. This will be at your own cost unless the lock has failed. 
If you have a genuine issue with your key or lock then the cost will be covered by the landlord.

Please note, if your issue is a genuine emergency and it is outside office hours and you can not get a response from either the relevant area contractor or the property managed in a reasonable time, you may need to source your own engineer and providing you have a copy of the report and invoice we can liaise with the landlord to potentially reimburse you for any call out. Please note this is not a guarantee of reimbursement as it is always subjective what is classed a ‘reasonable time’. 
In most cases the next working day is deemed reasonable. 
The emergency contractor must only be instructed to carry out temporary job/sufficient work to alleviate the cause of the problem (ie stop a leak, limit damage to the property, reinstate power to the property –  but no works carried out to repair any surroundings) and this must be detailed on their invoice.
